We can design your project in consultation with you!

Whether you’re wanting to build a bespoke forever home or a high performing compact home, we can work with you to tailor the build, ensuring it best suits your needs, wants and budget. We take pride in building unique homes, where no two are the same! The following is a quick breakdown of what the Green Abode design process comprises - 

Step 1  - Consultation/design brief

  • This is where we meet with you to get as much information as possible. We want to find all about your likes and dislikes, wishes, and budget. You can bring photos, drawings, pictures or even show us your Pinterest boards!


Step 2  - Concept design 

  • Take your time with this part of the process, as it’s important to get the design as close to finished as possible. It can be rather costly to make any design changes later. As a rough guide, the fee for this stage starts around $4,000.00 + GST.

  • Once the concept is completed, we engage the services of a Quantity Surveyor. We can generally estimate your construction costs to within 5-10% of what will be the final cost of building your home. The cost to engage a Quantity Surveyor is around $3,000 + GST, but this varies slightly depending on the build's complexity.

Step 3  - Detailed design 


  • This is the working drawing stage, where we get all the documentation ready for submitting to your local council for consent. Generally, this takes around 4-6 weeks, depending on the complexity of the design. This stage's cost is calculated on 4.5% of the estimated construction cost less what you will already have paid for the Concept Design.

Step 4  - Final pricing


  • Before we prepare a building contract, we will go back to all our suppliers and ask them to revisit their earlier pricing to lock those prices in. We will then prepare a final quote for your new home, which we will present to you for acceptance and signing.

Step 5  - Contract

  • Once the quote has been accepted, we will sign you up to the Master Builders contract and then the project is ready to get started!

We understand that building a home can be quite daunting.


If you would like someone in your corner to provide advice on what decisions need to be made (and when), to instil confidence throughout the planning and build stage, and to take away some of the stress, we have an Advisor on standby who would be happy to help you. This service is very flexible and tailored to best suit your needs but can comprise some or all of the following  - 


  • Creating a 'decision register' so all your important build decision information is kept in one place

  • Working with you to clarify who is supplying items, i.e., what you are happy for us to choose, and what you wish to source yourself

  • Offering a range of options/ideas for sourcing and buying fixtures and fittings.

  • Providing an insightful ‘client-side’ view of what might happen during the build and how to prepare for a variety of scenarios. 

COST - Free for the first 7 hours ($60 + GST p/h thereafter)




A blower door is a machine used to measure the airtightness of buildings.


The reasons for establishing airtightness are to reduce energy consumption, avoid moisture condensation issues, prevent uncomfortable draughts leaking in from outside, and to determine how much mechanical ventilation might be needed to provide acceptable indoor air quality.

The testing procedure consists of a pressure gauge to measure the pressure differences inside and outside the home, and an airflow manometer and hoses for measuring airflow.


  • Costs start at: $1,200 + GST  

  • Timeframe: 2-3 hours onsite + travel time (if the target air leakage rate is achieved)


If air leakage is discovered, additional time is required to identify air leakage paths and then retest if the targeted rate was not achieved at the outset and after the leaks have been addressed.


Please note: Although blower door tests can be carried out at any time, this type of testing is usually done during construction, so that any leaks that are discovered can be resolved before the completion of the build.

Energy modelling is a virtual assessment of the way energy is used in a building.  It focuses on energy consumption, utility bills and life cycle costs of various energy-related items such as heating, air conditioning, lights and hot water.

Green Abode use energy modelling to predict annual energy consumption and bills, the size of the heating/cooling system required, and whether more shading will improve summer comfort. 


Modelling also helps our clients compare and contrast different efficiency specifications and to determine lifecycle payback on various options.


Having this information before your house is built will give the confidence to invest in energy efficiency and comfort and will help to save you money in the long run.
