The Birth of NZSIP - A Mission to Build Smarter for Aotearoa

James Clarke didn’t just start NZSIP, he started a movement toward smarter, healthier, and more sustainable homes in Aotearoa.
A Project Manager and qualified builder with a career that took him from high-end construction projects in London to Queenstown with big ideas and a strong belief in quality workmanship. In 2007, he found himself facing a harsh reality. After buying a new home for his family, one that met all the current New Zealand Building Code requirements, he was shocked to find it was still cold, damp, and ultimately unhealthy. His newborn son developed a persistent cough. The experience was confronting and deeply personal.
“The house wasn’t warm or dry, let alone healthy,” James has shared in interviews.

That experience sparked a fire that would shape his work. James began questioning why New Zealand’s building standards allowed this to happen, and what could be done to improve it. He recognised that New Zealand homes weren’t failing because of bad intentions, they were failing because the standard methods of building were inefficient and not fit for purpose in our climate. The solution? A complete rethink of how we build from the ground up.
James was introduced to Structural Insulated Panels (SIPs), a technology widely used overseas that offered exceptional thermal performance, airtightness, and speed of construction. He saw the potential and founded New Zealand Structural Insulated Panels (NZSIP) in 2016, based in Cromwell, Central Otago. Choosing polyurethane insulation over traditional polystyrene was a critical decision driven by safety and long-term performance.
Polyurethane offers superior fire resistance, an important consideration for occupant safety and insurance compliance. It also delivers a higher thermal rating in a thinner profile, improving the energy efficiency of the panel system without compromising structural integrity. This choice reflects a future-focused commitment to building safer, more resilient homes.

His goal is simple but powerful:
To build healthier homes that stay warm and dry
To reduce energy use and carbon emissions
To give Kiwi builders and architects better tools to achieve high-performance outcomes
And ultimately, to change what we expect from a “well-built home”
What started as a response to a personal challenge has now grown into a national Branz Approved solution. NZSIP supplies panels to architects, builders, group housing companies, developers, and educational institutions all over New Zealand!
James remains actively involved in educating the industry and continues to share his passion through talks, site visits, and partnerships with training providers and sustainability groups.
